Site Assessment & Remediation
Environmental Advantage, Inc. (EA) has extensive experience and expertise in the field of environmental consulting to identify and minimize environmental risks during your property ownership or real estate transactions. EA conducts environmental due diligence through Desktop Records Reviews, Transaction Screen Environmental Assessments, Phase I Environmental Site Assessments, and Vapor Encroachment Screenings.
Phase I Environmental Site Assessments
Phase I Environmental Site Assessments (ESA) are investigations used to identify potential environmental risks and liabilities associated with a property. They are often performed prior to the sale, lease, or refinancing of a property as part of standard due diligence. Phase I ESAs are commonly requested by lenders, developers, attorneys, and individuals seeking to sell or purchase a piece of property. EA’s Phase I Environmental Site Assessments generally include a desktop record review, geology and hydrology research, regulatory research, a review of any reasonably ascertainable information, interviews, and a site inspection in conformance with the ASTM Standard E1527-21. Phase I ESAs require an environmental professional to conduct a thorough assessment and produce a final report to determine if there are any recognized environmental conditions (RECs) on site which would require a Phase II ESA. This assessment is intended to permit a user to satisfy one of the requirements to qualify for the innocent landowner, contiguous property owner, or bona fide prospective purchaser limitation on CERCLA liability. EA has 35+ years of experience working with landowners and potential buyers on conducting Phase I and Phase II ESAs compliant with the current ASTM Standards.

Phase II Environmental Site Assessments
If a REC is suspected or known, the next step is to conduct a Phase II ESA, as the property may be at risk of being environmentally impacted. A Phase II ESA can help to identify the degree of contamination, chemicals of concern, areas of interest, and the risk level of the site. Categorizing and identifying the areas and chemicals of concern helps to protect a buyer from environmental liabilities and long-term consequences. EA’s expert project managers have years of experience in conducting and managing successful Phase II ESAs. EA conducts thorough research to ensure that the client is aware of the presence or likely presence of recognized environmental conditions when purchasing or selling a property. Our goal is to fully inform our clients so that they are able to make the most cost-effective and time-efficient decisions.
